The challenge, the solution, and the result.
Cross-border financing
The client needed a financing structure to acquire a boutique hotel in Turkey through a cross-border transaction.
I secured $1.8M to acquire the hotel: a 40-year financing term with the first 10 years interest-only. The transaction also involved converting U.S. dollars to Turkish lira.
Financing and profit are separate measures.
The client realized at least $5M in profit, according to my project account, which also records a 25% benefit from the USD-to-Turkish-lira conversion. Public links below show the operating hotel. Financial results are founder-reported.
Real estate structuring
A 22-acre orchard estate had closed with the house and ADU assigned to the wrong APN/parcel numbers. That mismatch threatened the next phase: three additional single-family residences and an ADU across the other three lots. The title attorney estimated a three-year lot-line adjustment.
I identified a parcel-merger alternative for the affected 9.8-acre portion. One phone call and one day moved the merger solution forward, rather than pursuing the attorney’s projected 36-month lot-line adjustment. My knowledge of the guidelines revealed a solution the title attorney had not identified.
Venue and Airbnb rates are separate pricing measures, not combined revenue or guaranteed bookings. 22-acre total estate.
Founder-reported. Proposed timeline was the attorney’s estimate; the merger solution took one day. Bars use approximately 30 days per month; the one-day bar has a minimum visible height.
The parcel-merger solution allowed all deals to move forward. The broader 22-acre estate now operates as a wedding and private-event destination, with venue pricing starting at $3,000 per day, Airbnb pricing of $1,500 per night, and DSCR of 3.0. The affected 9.8-acre merger area sits within that estate.
Complex client solution
Underwriting requested proof that the client’s wife was not receiving income from the sale of her business. After I removed her as a borrower while retaining her on title, a 71% debt-to-income ratio became the next obstacle. The veteran client also carried approximately $250,000 in credit-card debt at an average 20% APR.
I reviewed roughly 2,000 pages of VA guidelines, identified the provisions supporting this file, and sent the relevant passages to the senior underwriter. I challenged the initial DTI objection using the applicable underwriting guidance and obtained approval; the refinance closed the following week.
Client property appreciation, founder-reported. Market appreciation is separate from the financing result and is not attributed to the refinance.
Calculated comparison for the $250K portion only. Card figure is interest alone, not the required minimum payment. Mortgage figure excludes taxes, insurance and fees; the full refinance payment depends on the total loan amount.
A 30-year VA cash-out refinance at a 2.5% fixed rate paid off the high-interest credit-card balances and restructured the client’s debt. The home separately appreciated approximately 30% from 2021 to 2023. Project figures and timing are founder-reported; the client’s testimonial appears below.
Relationship-led financing & FinTech implementation
A restaurant owner with two locations needed a bank-statement loan, but 12 NSF fees blocked the financing. Of roughly 100 account executives I approached, one offered a path forward if six of the 12 fees were removed. The client’s credit union refused to remove even one. Daily business banking also relied on manual processes.
I contacted a La Jolla branch where I had an established relationship and arranged for all 12 fees to be removed. I then moved the client’s business banking to Novo and replaced manual daily processes with automated workflows. I also implemented a Wealthfront-connected retirement funding workflow for the client’s SEP IRA.
Founder-reported. The breakthrough cleared the first financing obstacle and established the relationship behind subsequent projects.
The lender needed six fees removed; I secured removal of all 12. That breakthrough unlocked the first financing and laid the foundation for the same client’s Turkey hotel, 22-acre destination estate with a venue starting price of $3,000, Lake Arrowhead property, and a family member’s Portugal condo. My contribution was finding and executing the solution after the client’s bank and other financing contacts had been unable to move the file forward.
Same family · separate property engagement
The original Gaslamp restaurant’s monthly rent had risen from $25,000 to $37,000 over ten years. With the lease ending in December, the family planned to relocate rather than exercise either of two five-year renewal options.
I helped structure a seller-financed purchase at San Diego, CA 92110: a $1.75M purchase price, including a Type 41 alcohol license, with $1.575M financed at 6.5% interest-only over a five-year term.
Founder-provided terms; monthly payment rounded from $8,531.25. Rent and loan interest are different cost measures. The loan payment excludes property taxes, insurance, maintenance and other ownership costs.
The family gained ownership of its restaurant property, replacing a $37,000 monthly lease with an approximately $8,531 monthly interest-only financing payment. This was a separate property engagement for the same family.
